US Housing Graphs

The January 2009 S&P/Case-Shiller Home Price Indices just came out. This is a spreadsheet showing the price index for the 20 top metropolitan areas (with 100 = year 2000 prices).
I found the news reports of these figures inadequate for my interest, speaking only in terms of falls from the highs. As shown in the chart. OK, so Phoenix is the wost and Dallas is the best, but this only applies if you bought at the top of the market.


This chart reveals the score for those that bought at the beginning of 2000. Here Phoenix still doesn't look too good, but Dallas is worse. Poor Detroit has lost a fifth of its value.


This chart, again, with the worst on top, reveals how far back you have to go to have broken even in your purchase. Seattle and Portland look a whole lot better than Dallas, but little was reported on this. To me, the real question is what is up with New York? It appears among the best in every category. With the top appreciation this decade, can those numbers be sustained or will it drift back down into the pack?
